The Foreclosure Process is Broken Down into Three (3) Steps
Lis Pendens Filings
Lis Pendens filings are the first sign of the foreclosure process and they put the property about 9-12 months away from the sale date. This is the earliest jump you can get on a foreclosure but the chances of owners being ready to sell are slim. This is generally a good time to make contact and add them as a prospect.
Public Notices (legal ads)
Public Notices are the legal ads printed throughout various newspapers in the state that announce the property for sale to the public. These notices show a preliminary sale date, time and place where the property will be sold. At this point in the process there is still enough time for a conventional sale if there is a ready buyer.
Sheriff Office Lists
Sheriff Lists are provided weekly from the local sheriff departments in the state. These lists provide bidders with information on properties that are scheduled to be sold at auction within 7-14 days. At this point in time, homeowners are most likely to sell their property at deep discount to avoid auction, creating opportunity for prospective buyers.
